HUT number, Spanish rental registration and EU rules: what is the difference?
A Catalan HUT number, Spain’s short-term rental registration framework and the EU data-sharing rules are related but they are not the same permission.
A HUT number, a Spanish registration number and a European rule can sound like three names for the same thing. They are not. If you are unsure which document or registration you need, this article separates the different layers.
Owners are increasingly confronted with several registration terms at once: the Catalan HUT registration, Spain’s national short-term rental registration framework and the European short-term rental regulation. These systems have different legal functions. Confusing them can lead to the incorrect assumption that one number automatically makes a property lawful for tourist rental.

A major change happened in 2026
Spain created a single rental registration procedure through Royal Decree 1312/2024. On 1 June 2026, however, the Spanish Supreme Court partly upheld a challenge to that decree and declared a series of provisions concerning the single registration procedure null. The ruling was published in the official gazette on 18 July 2026. That judgment is important, but it does not mean that Catalan HUT requirements or municipal tourist-rental rules have disappeared.
The HUT remains a separate layer
For a Catalan tourist-use dwelling, the NIRTC tourism registration is still a practical marker that guests and platforms may encounter. The Generalitat states that the registration number has to be shown in advertising, promotion and commercialisation of a legal HUT and displayed visibly at the dwelling. Whether the property may operate also depends on municipal enabling and compatibility of the tourist use.
When checking a listing, separate these questions
- Is the property lawfully enabled as a tourist-use dwelling in its municipality?
- Is the Catalan tourism registration current and correctly displayed?
- Does another national registration or platform requirement apply at this moment?
- Does the building’s community of owners impose an additional requirement?
- Have 2026 court judgments or later legislation changed the process since the last check?
Do not remove a HUT number from an advertisement simply because you have read that the national registration procedure was annulled. They are different legal layers.
