Since 20 May 2026, EU Regulation 2024/1028 has applied across the European Union. It was created to make information about short-term accommodation rentals more consistent and accessible to public authorities, especially where homes are marketed through online platforms. For Costa Brava owners, the most important point is what the regulation does not do: it does not replace Catalan HUT rules or municipal planning permission.

Why the EU introduced the regulation

Short-term rentals are regulated differently across Europe, while large booking platforms operate across borders. The regulation therefore creates a common framework for registration procedures where Member States operate them and for the sharing of activity data by online short-term rental platforms. Authorities can use better data when enforcing national, regional and local rules.

What does this mean when you advertise?

Owners should expect platforms to ask for structured property and registration information where the applicable legal framework requires it. Platforms also have obligations around the accuracy and transmission of specified information. A platform accepting a listing, however, should never be treated as evidence that the home has the required municipal or regional status. The legal check starts with the property, not with the booking website.
