What requirements must a tourist holiday home in Catalonia meet?

Getting permission is one step. Having a home that is ready to receive guests is another. Think about guest numbers, the condition of the property and practical information on arrival. This is a useful pre-season check for owners.

Once a home is allowed to operate as a tourist-use dwelling, the owner still has to meet a set of practical operating requirements. Catalonia does not treat a HUT as just an online listing: it remains a dwelling and must satisfy housing standards while also meeting specific tourism obligations.

Housing and occupancy

A HUT must have a valid cèdula d’habitabilitat and comply with the technical and quality requirements that apply to housing generally. The number of guests may not exceed the occupancy allowed by that certificate. The Generalitat also states a maximum capacity of 15 places, with a grandfathering exception for certain homes enabled before 26 August 2020 until a capacity or ownership change occurs.

Ready for immediate occupation

The home must be sufficiently furnished and equipped with the appliances and utensils needed for immediate use, and it must be kept in a proper hygienic condition. The owner or delegated manager must provide a telephone number to the municipality, guests and neighbours so that questions and incidents related to the tourist activity can be handled immediately. Assistance and maintenance must also be available.
